How to start real estate investing in Richmond.

No course to buy and no guru to follow. This is the honest version, from a group that has spent 20 years watching people go from their first visit to their first deal.

Step one

Skip the course. Start in the room.

The fastest education in this business is standing next to people who are doing it, in your market, at today's prices. That is the whole reason RING exists.

1

Come look, free

One evening, second Wednesday. Watch the market update, hear the lesson, meet the room. It costs nothing to see it once.

2

Say what you're after

Tell us at the door what you are trying to do, even if the answer is "no idea yet." We will point you to the right people.

3

Walk a real house

The Newbie Group tours an actual house each month and explains how it got bought. Real address, real numbers, real answers.

Step two

Pick one lane first.

You do not have to choose forever. But you do have to choose first, because each lane takes different money, different time, and different skills.

Rentals

Buy it, rent it, hold it.

The slow, boring lane, and boring is a compliment here. Tenants pay the mortgage down while you hold. It takes patience and it rewards people who do the math before they buy.

Flips

Buy it, fix it, sell it.

A job with a paycheck at the end, and nothing about it is passive. The money is made on the day you buy, which is why knowing your repair numbers matters more than paint colors.

Wholesaling

Find the deal, pass it on.

The low-cash way in, and more work than the internet says. You are paid for finding real deals, which means marketing, phone calls, and knowing what a deal actually is.

Undecided

Not sure yet? Good.

Honest answer, and the room respects it. Come listen to people in each lane talk about their week, then pick the one whose problems you would enjoy solving.

Step three

Learn the math before you spend a dollar.

Every lane runs on arithmetic you can learn in a month: what a house is worth fixed up, what the repairs really cost, what the rent really covers. The people who get hurt in this business skipped that part.

The good news: nobody at RING expects you to know it yet. Ask the simple question. Every investor in that room asked it once too, and the Newbie Group was built so you can ask it out loud.

Straight answers

Asked every month.

What does it cost to visit?

Your first visit is free with a guest pass, one per 90 days. After that it is $29.99 at the door, or membership at $19.99 a month single and $24.99 a month for a two-person partnership. Prices on the table, because that is how Rich runs the room.

When and where is the meetup?

Second Wednesday of every month, 6:30 to 8:30 PM, at The Great American Ranch in Midlothian. Networking starts at 6:30 and that is the part that matters.

Do I need to already own property?

No. Every investor in the room started with zero deals. The Newbie Group exists exactly for that stage, and "I have not done a deal yet" is said out loud there every single month.

Is it a pitch?

No. RING is not a bootcamp and nobody sells a program from the stage. The house rule: nobody sells in this room unless they sponsor.
